Running a homeowners association used to mean a lot of paperwork — dues, violation letters, vendor contracts. Software now drafts most of that, so managers increasingly spend their day in the part machines can't do: standing in front of an angry board or resident and getting them to agree on something.
What parts of managing a community shift to software?
Tracking dues, drafting violation notices, building budgets and comparing vendor bids are all tasks AI already does competently, and management companies are using that to have each manager cover more properties rather than hiring more managers. The work that doesn't move is showing up at a board meeting or a resident's door and getting people who disagree to actually settle something.
Does a license limit how many managers get hired?
Only a handful of states — Florida, Nevada and Illinois among them — require a specific CAM license to do this work, and the main industry credential, CAI's CMCA, is voluntary rather than required. No law sets how many communities one manager may handle, so as the paperwork automates, firms simply raise that number instead of hiring more people.
How should someone prepare to enter or stay in this work?
Where a state requires a CAM license, passing that exam is the formal door in; elsewhere, firms often hire directly and a background in real estate or property management helps more than any specific degree. Because the software already drafts notices and budgets, what's worth practicing is running a tense meeting: reading a room of residents, keeping a dispute from escalating, and getting a board to a decision.
